Depending on your age and location, there are numbers of incentives and encouraging reasons to take the plunge as a first time home buyer or even second time. Many individuals are relocating not just for retirement, but because they see Italy as a place to boost their quality of life, especially as working-from-home becomes more viable.<\/p><p>The\u00a0<a class=\"x-el x-el-a c2-26 c2-27 c2-4a c2-l c2-m c2-4b c2-o c2-4c c2-3 c2-2a c2-2b c2-2c c2-2d\" href=\"https:\/\/spadaforarealty.com\/the-buying-process-for-a-real-estate-property-in-italy\/\" target=\"\" rel=\"\">home-buying process<\/a> in Italy is similar to that of other countries, while Italian taxation can be a bit confusing. There are two main scenarios when you buy a property in Italy, the first is when you buy from a private individual and the second is when you buy from a builder or a flipping company.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-8a7ed0e elementor-widget elementor-widget-heading\" data-id=\"8a7ed0e\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Seller is a Private Individual<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-a7b7b80 elementor-widget elementor-widget-text-editor\" data-id=\"a7b7b80\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>In the case of purchasing a home from a private individual, the sale is VAT exempt. The buyer pays the transfer tax \u201cimposta di registro,\u201d which is a one-time tax you pay when you buy a house. For non-residents, it\u2019s 9% of the fiscal value. The fiscal value is based on a state-determined value of the house, which usually is almost half of the selling price, so effectively the transfer tax is more or less 5% of the selling price.\u00a0<\/p><p>The buyer pays also some other minor local taxes, \u201cimposta ipotecaria\u201d and \u201cimposta catastale\u201d which amount to \u20ac50 each.<\/p><p>The good news is, if you reside in the same city where the property is located, or if you\u00a0<a class=\"x-el x-el-a c2-26 c2-27 c2-4a c2-l c2-m c2-4b c2-o c2-4c c2-3 c2-2a c2-2b c2-2c c2-2d\" href=\"https:\/\/spadaforarealty.com\/types-of-italian-visas-for-foreigners\/\" target=\"\" rel=\"\">transfer your residency<\/a>\u00a0within 18 months, you may qualify for the so-called First Home Bonus or \u201dbonus prima casa,\u201d wherein the transfer tax is only 2%. You are allowed to declare that you will be transferring your residency to take advantage of this reduced tax; however, be mindful that if you do not end up transferring your residency you will be liable to pay the difference in percentage plus a fine of 20% of the amount. The tax office has 5 years from the date of purchase to collect this payment.<\/p><p>For buyers who are\u00a0<a class=\"x-el x-el-a c2-26 c2-27 c2-4a c2-l c2-m c2-4b c2-o c2-4c c2-3 c2-2a c2-2b c2-2c c2-2d\" href=\"https:\/\/spadaforarealty.com\/no-tax-for-home-buyers-35-years-under-in-italy\/\" target=\"\" rel=\"\">35 years old or younger<\/a>, the transfer tax is waived until December 31, 2022. The minimal taxes on mortgage and land registry mentioned earlier are also waived. These lucky individuals will only have to pay the agency fees and the notary public.\u00a0<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-235ccfc elementor-widget elementor-widget-heading\" data-id=\"235ccfc\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Seller is a Builder or Construction Company<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-614234c elementor-widget elementor-widget-text-editor\" data-id=\"614234c\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>In this second common scenario of buying a home from a builder or construction company, the buyer pays VAT (in Italian \u201cIVA\u201d) which is 4% for residents and 10% for non-residents, or 22% if it is a so-called luxury property like a castle, palace, or large villa. Plus \u20ac920 of fixed local taxes.<\/p><p>Other rules apply to the purchase of land, shops, offices, and warehouses.
